ANALISIS VARIASI SISTEM PEMBAYARAN TERHADAP KEUNTUNGAN KONTRAKTOR (Studi Kasus : Proyek Villa Pulau Bali, Canggu)

Abstract

Abstrak : Sistem pembayaran oleh owner seringkali kurang dicermati oleh para kontraktor, tetapi kontraktor cenderung berusaha untuk mendapatkan keuntungan yang sebesar-besarnya dengan jalan lain. Tidak jarang perusahaan jasa konstruksi mengalami hambatan likuidasi yang diakibatkan kurang memahami tentang manajemen keuangan, karena beranggapan bahwa cash flow adalah urusan bagian keuangan. Penentuan sistem pembayaran yang tepat dapat memberikan keuntungan maksimum bagi kontraktor. Untuk mengetahui besar keuntungan dari variasi sistem pembayaran yang maksimum dilakukan penelitian pada Proyek Pembangunan Villa Pulau Bali Canggu. Metode yang digunakan untuk menganalisis data adalah penjadwalan proyek dengan membuat uraian dan urutan setiap kegiatan dalam aktivitas proyek, menentukan durasi waktu untuk setiap aktivitas, dan membuat diagram jaringan proyek dengan metode PDM dengan bantuan Microsoft Project. Kemudian membuat analisis cash flow dengan sistem pembayaran bulanan dan termin progress 20% pada kondisi penjadwalan EST dan LST, dan mencari keuntungan maksimum dari ke dua belas alternatif. Hasil analisis data menunjukkan bahwa sistem pembayaran yang memberikan keuntungan maksimum adalah sistem pembayaran bulanan uang muka 20% pada kondisi EST dengan nilai overdraft Rp. 120.600.736,99 dan keuntungan 9,97%.

Not uncommon construction services company experiencing barriers liquidation due to the lack of understanding of financial management, because it assumes that the cash flow is a matter for the financial section. The determination of an appropriate payment system can provide the maximum profit for the contractor. To know the great advantage of the variation of maximum payment system was carried out research on the project construction of Villa Pulau Bali Canggu. Methods used to analyze the data is scheduling the project by making the description and the order of each activity in the activity of the project, specify the time duration for each activity, and to create a network diagram project with PDM method with the help of Microsoft Project. Then make the analysis of cash flow with a system of monthly payments and terms progress 20% on scheduling conditions EST and LST, and look for the maximum advantage of the twelve alternatives. The results of the analysis of the data shows that the system of payment that provides the maximum benefit is a monthly payment system of a down payment of 20% on the value of the overdraft conditions EST Rp. 120.600.736,99 and profit 9.97%.
